Electrical Installation Condition Reports (fixed wiring)

 

Routine checks of the fixed wiring in your property should be carried out at set intervals to ensure the safety of people, property and livestock.

 

The intervals are as follows:

 

Domestic – 10 years or change of tenancy

Commercial – 5 years or change of tenancy

Industrial – 3 years or change of tenancy

 

How do I know if my property is due a Electrical Installation Condition Report?

You should have a sticker attached to your consumer unit telling you the date of the last inspection and a next inspection due date. If there is no sticker check any previous ‘periodic inspection or installation’ certificates you have, this paperwork will tell you the date your next inspection is due.

 

I don’t have a sticker or any past paperwork!

This would give a strong indication that your property requires a periodic inspection and test.

 

Portable Appliance Testing (P.A.T)

 

Portable appliance testing should be carried out every 12 months and is a vital part of a landlord’s responsibility, ensuring that any appliances supplied in a property are safe to use.

 

How do I know when my portable appliance testing is due?

There should be a green sticker on every appliance or appliance plug top stating the last inspection date and the next inspection due date. You should also have a schedule of items tested and a certificate which will also inform you of the next inspection due date.
